Should I rent my home?
Turning your home into an investment property is a decision that requires a bit of research in the realm of market analysis, personal finances, and tax implications/benefits. Why would I use a property management company?
Your rental property is a big investment.  Maybe you do not have the time, interest, or convenience of location near your property to actively protect and manage it.   An experienced property management company is knowledgeable in rental regulations and laws they will also have more hands on approaches when facing various situations and issues when they arise.  Hiring a property management company will save you time and money in dealing directly with prospects and tenants through marketing your rental, collecting rent, handling maintenance issues and responding to complaints.

Can iRENT help me sell my rental property?
YES we can!  iRENT Property Management is a subsidiary of Sutterer & Burk Real Estate Services, Inc.  Each property manager is a licensed California real estate agent working under a licensed California real estate broker.  We are a full service real estate agency who can assist you with real property investments, transactions buying and selling, and property management.

 

What should I look for in a rental home?
In our opinion, you should look for a home in the location that works best for your life style.  After you narrow your search to a certain radius then you should start considering if you want to live in a condo, town home, or a free standing house.  Make a checklist of must-have items in the home such as laundry areas, back yards, garage/parking, and storage space.  Are you willing to take care of landscaping or a pool?  Some important questions to ask the property manager or owner are: 1) what utilities are tenant responsibility; 2) do you allow cats or dogs; 3) is there an HOA or CC &R’s which have rules in place regarding parking and general property care; 4) what is the deposit required; 5) how long of a lease must be signed.  It is highly recommended to schedule a time to look inside the home.  You will want to make sure it adheres to your life style as far as layout and space and also check to make sure it is clean and well maintained.  There are some dishonest individuals out there on the internet looking to scam applicants on false rental properties, it will be in your best interest to make sure they have access to the home and are licensed real estate agents or employees who are authorized to rent the home.

 

What information will I be asked to provide with my application?
iRENT requires that all applicants 18 years of age or older fill out an application. Along with a standard application you will be asked to participate in a credit screen and criminal background check.  Income will be verified as well as employment.  For those with prior rental history, a phone call to a previous landlord will also be performed.

 

If I have a Short Sale or Foreclosure on my credit, will that affect my ability to rent?
Honesty is the best policy!  Letting us know upfront about such history will help iRENT understand your situation and will also prepare us for a lower credit score.  There are millions on people in your same shoes so lets work together to get you and your family into a home you can enjoy while you rebuild your credit.

 

I have a pet, is there an additional deposits required?
Some owners allow pets with restrictions and some do not allow pets at all.  Each property is different but our pet policy is the same.  There is a $500 deposit required on each pet to be paid up front with the security deposit.  This deposit is held in trust and can be refunded upon your exit from the home if there are no deductions that need to be taken due to repairs.
