Tenant Screening 

iRENT invests in your investment!  We use industry standard methods to

screen all potential tenants.  Applications are received online, e-mail, fax, or

in person.  All information is entered into our Property Management software

program and a link is sent to the applicant to fill out a credit screen and

criminal background check.

We look at the following items…

a. Any occupant over the age of 18 must fill out an application.

b. Applicants willing to sign a one year lease.

c. Household income must be at least 2.5 times the amount of the monthly rent – and be

verifiable with valid employment verification.

d. All applicants have a credit score of at least 650.

e. Verifiable positive rental history with no excessive late payments and NO record of

evictions. Any eviction recordation will automatically eliminate an applicant.

f. Each owner will set their pet policy for their property.  We will ensure that the applicant

is able to comply and is willing to put an additional security deposit for each pet.

g. Approved applicants must be able to put down a stated deposit up front in full and

also pay first months rent in full before initial move in.
